The propertry is situated open countryside on the border between the Lot and Tarn-et-Garonne between Cahors, 40 minutes, Montauban, 42 minutes and Villeneuve-sur-Lot 65 minutes.
Local amenities in Castelnau-Montratier, 10 minutes drive, with supermarket, restaurants, pharmacy, petrol station and even balloon flights for the adventurous.
Many walks nearby, including a path to a Gallo-Roman site.
Possibility to hire bikes and have them delivered at the property.
Golf De Roucous next door (700 m) with restaurant for lunches at the club house and access to the tennis court.
Lauzerte, 21 minutes a Bastide village with cafés-bars, restaurants, grocery shop, tourist office and supermarket. Thursday night evening market and "'fête de repas' from mid-July to the end of August.

Don’t miss a visit to the picturesque village of Saint-Cirq-Lapopie, 55 minutes drive. It is listed as one of the most beautiful villages of France with its impressive Rocamadour gate, its lock and towpath along the Lot river and the famous Cirque of Vènes, arising from fluvial erosion, offering breathtaking views on the valley. You can even walk along the 5 km karst path of Crégols nearby and discover its various geological wonders.
Less than an hour’s drive to the Regional Park of the Causses du Quercy, also a UNESCO Global Geopark since 2017 (the 6th Global Geopark in France) with many archaeological and paleontological sites to discover, including the Pech Merle cave with fantastic paintings.
Montauban, 42 minutes drive with all shops and hypermarkets but also several museums including one dedicated to local artists, Ingres and Bourdelle and a Harry Potter (Forbidden Forest Experience) Park in town.
Family excursions to Rocamadour (1 hour 20 minutes) with the Dino Park or the Monkey Forrest, a memorable walk in the shade of 20 hectares, home to about 130 macaque monkeys.
Rocamadour, perched on a 150 m high cliff is a must-see just for its setting. Located on the pilgrims’ itinerary to Santiago de Compostela since the 12th Century. Follow the steps of Henry II and Simon de Montfort in the village. It is famous for its medieval houses, its 216-step stairs to the church hosting a Black Madonna (sculpted out of dark walnut wood). And discover the famous goat’s milk cheese named after the village.
While you are in this area be sure to visit the impressive Gorge de Padirac - a subterranean cave and river.
The property is within easy reach of three beautiful rivers, the Lot, the Aveyron and the Célé. Each offer amazing opportunities for wild swimming and watersports including kayaking and paddleboarding.
