Introduction

This beautifully restored country house was originally part of an old priory. With two traditional pigeonnier towers, it sits in 1 hectare of private grounds, in a quiet peaceful position on the edge of a hamlet with a medieval church and small château. Set in the heart of the Cahors vineyards it is surrounded by fields and woodlands and there are extensive views from all around the house and garden.

The property has been completely renovated to provide quality accommodation with many original features preserved including beamed ceilings and exposed stone walls. Beautifully furnished throughout. The rental accommodation is in a private wing - property owners live in the independent, main house which has its own entrance and terrace. All facilities are for the exclusive use of renters.

Accommodation comprises a very spacious kitchen / dining area and living room with high ceilings, 3 bedrooms and two bathrooms (one ensuite) to sleep up to 6. TV with UK free-to-air satellite channels, Netflix and YouTube, Wi-Fi internet. DVD/CD player and a large selection DVD/CDs.

Guests are provided with a range of eco friendly, cruelty free personal care products: hand wash, body wash, hand and body lotion, shampoo and conditioner.

There is a dining and BBQ area within an attractive walled courtyard, a large garden with lawns suitable for children to play outside games and an orchard filled with fig, apple, walnut, pear, plum and cherry trees. Within the courtyard there is a fig tree which provides delicious fresh figs for breakfast when in season. There is a private garden belonging to the gite, completely surrounded by mature hedgerows.

The property is located near a small hamlet between Prayssac and Luzech overlooking the Lot Valley.

The local village of Sauzet (10 minutes) has a grocery store / tabac, bakery, café bar and restaurant with terrace.

Prayssac lies 13 min across the river Lot. A popular, lively town full of shops, boutiques and pavement cafés, it has 2 large supermarkets, all amenities and a bustling market on Fridays.

Cahors (25 minutes) is the major regional centre.

NOTE; the charming property owners live in the main house, fully independent from the rental accommodation. Owners are available for help and advice if necessary. All facilities as noted are for the exclusive use of renters.

Steps lead down to a fully equipped kitchen with breakfast / dining table, dishwasher, double sink, larder, fridge freezer, microwave, oven and hob. West-facing picture window with views of the garden.

Wide corridor with oak beamed ceiling leads to;

Tourist Tax
Where applicable, Pure France is required to collect and remit local government tourism taxes on behalf of our property owners. These taxes are calculated and collected from guests at the time of booking. Pure France then remits collected taxes to the applicable tax authority on the property owners' behalf.


Location

The property is located in open countryside 400m from a small hamlet with a medieval church and petit château, between Prayssac and Luzech overlooking the beautiful Valley of the Lot.

The local village of Sauzet (10 minutes) has grocery store / newsagent, bakery, café bar and restaurant and the popular town of Prayssac (13 minutes) has 2 large supermarkets and all facilities.

The area is perfect for cycling with over 100 km of signposted Véloroutes in the Lot, as well as canoeing, horse riding, walking the trails and visiting pretty towns such as Belaye, Puy-l'Évêque, Albas, Saint-Cirq-Lapopie and Rocamadour

Canoes and bicycles can be hired locally in Juillac (5 minutes away) and other activities include hot-air-balloon rides, sky diving, horse riding and tennis all of which are available nearby.

Electric bikes can be hired and delivered to guests at the property for convenience. Boat hire is available nearby at Puy l’Eveque and Cahors.

The local area is famous for its abundant Malbec vines. Le Petit Pigeonnier is well placed, being surrounded by vineyards on three sides and the owners will be delighted to give recommendations for wine tasting visits.

There are many interesting places to visit. Saint-Cirq-Lapopie (1 hour), is a famously pretty, medieval village on a steep hillside above the river Lot. Boat trips from Cahors provide an interesting way of getting there while enjoying the magnificent scenery from a different perspective. The famous shrine and stunning village of Rocamadour (1 hour) is easily visited. The pretty village of Les Arques (20 minutes) was home to the Russian Sculptor Zadkin and boasts a museum of his amazing work.

Cahors (33 minutes) is the regional centre, built on a narrow peninsula formed by a meander in the river Lot, its history goes back to Roman times when it was a centre of Cathar Resistance in the middle ages. The 12th century cathedral has celebrated Romanesque carvings. The fortified 'Pont Valentré' bridge over the Lot is unique, justly famous and features in many films.

The Lot is one of the loveliest rivers in France. The views from Bélaye (12 minutes away) are spectacular as it meanders around fertile green farmland and atmospheric restaurants can be found in the Cahors vineyards and villages.

The region is widely regarded as a gastronomic paradise. Its cuisine is famous throughout France and beyond. Local specialities include dishes based on duck, goose, foi gras, wild mushrooms, truffles, plums, peaches, apricots, walnuts and their oil. The black wines of Cahors, raised on these stony hillsides, were known to the Romans and have seen a lively revival in recent years.

I had a week at Le Petit Pigeonnier in August and had a wonderful time. The property was immaculate and extremely well appointed. The location beautiful and exceeded expectations. I also wanted to share the fantastic hospitality of the host, Debbie. There were homemade yoghurts in the morning and a private yoga session arranged. Recommendations on restaurants and places to see. This was all done without being pushy or infringing on our holiday or privacy in any way.
I have not been asked by you to provide feedback, but did want to share the special experience at that property.

We had a wonderful couple of weeks at Maison Carcavi.
The accommodation was well equipped, spacious and very comfortable.
Debbie was a fantastic host and really made us feel welcome. She was there to help without being intrusive. It was great to have her on hand for advice on days out, restaurants, etc.
The gardens and pool were fantastic and well maintained.
The area is beautiful with lots to explore but didn’t feel like a well trodden tourist path. We enjoyed visiting local markets, walking, activities on the river and exploring the local villages and wineries.
We would highly recommend and hope to revisit soon.

What a fabulous week! We wanted a cosy bolthole as a base to explore the Lot Valley and were not disappointed by Le Petit Pigeonnier du Lot. The open-plan ground floor was cool in the midday heat and comfortable in the evenings. Good sized dining space, lounge area and sunken kitchen with a large table. We had everything we needed. Upstairs the master bedroom was spacious and dual aspect with a large ensuite. The two twin rooms were comfortable and personal. Everything was spotlessly clean and in excellent condition, while still being welcoming and personal. The outside space was of an equally high standard. A patio area for dining al fresco, bbq and a beautiful pool area, set in an established garden of trees and shrubs. It was a perfect place to while away the day. The pool was a very comfortable 29 degrees c and maintained by the host, Debbie, so we didn't have to do any more than enjoy it! Debbie was an excellent and considerate host. We were greeted on arrival with cool drinks and a warm welcome and she was helpful and kind throughout the visit, arranging a few restaurant bookings and leaving gifts of fruit and vegetables from the property at our doorstep. Debbie was particularly lovely to our teenage daughter who was enamoured by the house cats. The surrounding area was beautiful, with lots to do and we loved every minute of exploring it, but it was always nice to come 'home' to Carcavi.

This is a wonderful place to stay: we, a couple, spent two weeks at Carcavi in September 2022. We wanted a quiet break in comfort and luxury and the house was everything we had hoped for and more.

The house itself is very well equipped and has comfy seating and a good bed :-) Carcavi is spacious and beautiful, the grounds are extensive and the pool is excellent. It is very peaceful. There was a generous hamper of food and drink items to get us started. The whole property is cared for to a high standard. There is lots of information in the house itself and of course more is readily available from hosts Rupert and Debbie. We read a lot, enjoying the various places to sit, we swam and M examined the varied local plants and invertebrates with enthusiasm. We enjoyed walks in the adjacent woods and valley. Thanks so much to Rupert and Debbie for letting us use the house phone to call the duty chemist when the urgent need arose, really appreciated.

What a lovely time we had! Our two week stay at Le Petit Pigeonnier could not have been better. As others have said, the location is a perfect mix of rural quiet and peace, while being close enough to an excellent bakery and convenient shop. If you are lucky enough to holiday there, don’t miss the wonderful restaurants nearby. Debbie is the most amazing host, always there when you need her and very discreet. Her thoughtful and knowledgeable suggestions added immeasurably to our enjoyment.

My wife and I had our two week holiday in Le Petit Pigeonnier du Lot with our four teenagers. It is true what the other reviews have mentioned - the photos do not do it justice - the accommodation is huge and the living area is simply gorgeous. The location is perfect, completely silent and peaceful, yet not too far from the boulangerie, activities and local towns. Debbie and Rupert were so welcoming, we immediately felt at home. There was no problem too small and Debbie helped us to book local activities and dinners out. It was the break we had needed for so long, thank you so much.

We had a glorious family week at Le Petit Pigeonnier - unbelievable calm and restful views over the vines, extensive grounds, with a good balance of shade and sun, a fabulous pool, a huge and cool interior with very well curated equipment (not just your usual IKEA) - all lovely in every way. Debbie was a perfect host: super discreet, but there with advice and troubleshooting whenever needed and above all, so thoughtful in ensuring that we could make the most of our time there through enjoying local sites, markets and produce (including walnuts and jams from the property), of which there are lots, within easy reach! We knew we were in for a great holiday as soon as we saw that a bottle of wine was awaiting us from the vines outside our window and we were right.

Le Petit Pigeonnier is a delightful location for a holiday, particularly for a family. Debbie and Rupert are very welcoming and while being entirely unobstrusive, are only too willing to give practical help and suggestions if required.
The accommodation is spacious with interesting architecture, comfortable good quality furnishing and a well equipped kitchen. The grounds are attractive and varied, with a pretty courtyard and different areas for relaxing or eating out. The pool is beautifully kept and a good size.
Everything about the property is well maintained and cared for - it is a lovely place to stay.

The property itself is beautiful and immaculately maintained. Equipped with everything we could possibly need, we lacked for nothing. Nestled in amongst the vineyards we were fortunate enough to be there in time to watch and participate in the harvest. You even arranged for us to sample the wines made from the vineyards in the area. It was impossible not to take some home with us.
Lots to explore, amazing restaurants, we fell in love with the Lot. We can fully appreciate how this haven stole your heart. Having holidayed over many years in France, this was definitely the highlight of all our travels.

We had a wonderful stay at le Petit Pigeonnier; the house is very well maintained, spacious and equipped with everything you need. Big garden with lovely swimming pool and stunning views on the vineyards; very peaceful and relaxing. We did a lot of hiking through the vineyards with a lot of different walks. The area has quite some old, nice historical villages, a lot of restaurants with good wines and delicious food. The owners were lovely, always helpful to give tips where to go but also allowing you all the freedom around the house when needed. Thank you for a beautiful, relaxing stay and the warm hospitality.
