Introduction

Lovely countryside setting with a pretty lawned garden, mature trees and private pool with a changing room and kitchen in a pigeonnier tower.

The cottage is set in 5 acres of private grounds and has pretty front and rear dining terraces and balcony from the main bedroom to the garden.

Large living and dining room with original exposed beams, stone walls and original sink and fireplace. Doors lead to front and rear gardens.

UK and French TV - DVD and DVD selection - Wi-Fi internet - indoor games and puzzles.

Fully equipped farmhouse style kitchen with fridge / freezer, dishwasher and washer / dryer. Door leads to a shaded outside dining area.

Ground floor has a twin bedroom room and a shower room next door.

Two further bedrooms and family bathroom upstairs with additional mezzanine area. Table football.

Large, private, heated swimming pool 13m x 4m with sun terrace and poolside changing room / kitchen with fridge in a small pigeonnier tower. Plenty of room on the sun terrace and loungers.

Table tennis.

Badminton and boules court and football nets and croquet in the garden.

The property is situated in beautiful unspoilt open countryside with rolling hills.

8 minutes drive from Saint-Martial-Viveyrol; 8 minutes from Verteillac; 15 minutes Ribérac and 45 minutes from Périgueux.

All local amenities in Verteillac, several restaurants, bakery and supermarket and a monthly brocante on the 1st Sunday throughout the year.

The property owners' secondary home is next door and quite separate and independent. The respectful owners reside in Paris and may or may not be at the property during your stay - you may see them at the start of your stay and that may be all! They are discreet and have their own private and separate space and are available for help and advice only if required.

These taxes are calculated and collected from guests at the time of booking. Pure France then remits collected taxes to the applicable tax authority on the property owners' behalf.


Location

The property is situated in open countryside with no immediate neighbours, 2 minutes drive from Nanteuil-Auriac-de-Bourzac, Saint-Martial-Viveyrol and 8 minutes drive from Verteillac, 45 minutes from Périgueux.

All local amenities in Verteillac, with several restaurants, bakery and supermarket etc

Further amenities in Ribérac, 15 minutes away, with large supermarket, café bars, restaurants, all shops and the largest street market in the Dordogne on Friday mornings.

There are small beaches on the river Dronne at Saint-Aulaye and Aubeterre where you can swim safely. Aubeterre is one of the show villages of France and has a farmers' market on Sundays where greens, veg, fruit and cheese can be purchased and the local butcher and baker are open until mid-day.

The capital of the Dordogne, the very pretty town of Périgueux is just 45 minutes away, with hypermarkets and all shops.

Good shopping and hypermarkets in Angoulême 45 minutes.

Famous wine-producing town of Saint-Émilion 75 minutes.

Bergerac 1 hour with its airport and lovely old town.

Bordeaux 90 minutes.

We had the most relaxing and wonderful stay at this property. Julian and Pascal made us feel very welcome, gave us all the privacy we needed but were on hand if we had any problems. The house is charming and quiet with a beautiful orchard and quite possibly one of the nicest pools we've ever had! One of the highlights for us was watching the bats come out at night. We would love to return one day.

Thank you for a wonderfully relaxing and comfortable holiday at Mas Saint-Martial! We are a family of four with teenagers (plus a dog) and we spent 2 fabulous weeks at the house. The pool was a stand-out highlight – heated, salt water and fully gated for safety – fantastic family times and memories created playing games. The boules pitch, badminton court and BBQ were also great ways to entertain ourselves. The owners live part of the year in the house next door and are extremely responsive, supportive and welcoming whilst also giving you enough ‘space’ to enjoy the seclusion and peace. In terms of restaurants, there are plenty of very reasonably priced places within easy driving distance – there are plenty of great places to visit too – Aubeterre (with a 9 hole golf range) and Brantôme were highlights for us. We even walked to the local 5 course lunch place at Chez Moran which was amazing and cheap! Their occasional night time events with music and the fish and chip van are great fun. A real gem of a place. Thank you!

We have just finished a very relaxing and enjoyable two week stay in Mas Saint-Martial.

The house was very comfortable with a well-equipped kitchen. The garden is large with plenty of shade to enjoy when the weather is warm.

The pool is one of the nicest we have enjoyed in any of gites we have stayed at in France. Long enough to swim for exercise and comfortably warm.

The owners live in the adjacent building and were very welcoming and able to advise about local shopping, restaurants, but not at all intrusive.

This is a quiet corner of rural France, but there was plenty to see and visit locally, with easy access to bakery and shops and good restaurants nearby. Some of the best value was the lunch in the local restaurant in Saint Martial.

Melzer family
We are a family of 5 with 3 teenage kids. From the first day, we settled in and found it very difficult to leave after two weeks. The owners have not only created a wonderfully rustic house, but it has been very well thought out, with plenty of indoor and outdoor space for a family of 5. This is complemented by one of the best settings you could imagine - gently rolling hills set back from a quiet country road.

Being a sporty family, we used the beautiful pool every day. Most private pools in France are under 10 metres, so we really appreciated the full 13 metres to swim some laps. Much to our delight, there was an outdoor badminton court and boules area. The big, flat lawn at the top of the property was the perfect place to kick some balls around.
The surrounding area is a delight to discover. From limestone caves, to underground churches carved out of the hillside, to charming market towns, to river 'beaches' for cooling off, the area never seems crowded. All this, coupled with the exquisite food and drink from the region (at exceptional prices), makes this an area that the discerning tourist should not miss.

We cannot recommend staying here highly enough. The owners, who live next door, are the perfect hosts. They never once intruded on our privacy, but were more than happy to chat and provide advice, if asked. We look forward to returning!

Sanderson family
We had a fantastic stay and are so thankful to the owners. The house is beautiful and very rustic (which we loved) but topped by the setting which is rural and stunning… again, we loved. The hosts Helen and James are so kind and interesting and were really helpful when our car had a tire puncture. The pool is one of the nicest we have ever been in with a lovely salty water and always the right temperature. A great stay.

A truly lovely place and charming hosts. The kind of secret tingle you get when you stumble on a gem didn’t leave us all week. The photos don’t do it justice and we felt completely at home. Nothing but the sound of birdsong and laughing children and the sight of a deer in the extensive gardens were very special. In a glorious part of France with countless places to stay this is definitely one not to miss.

We cannot recommend Mas Saint-Martial highly enough. We had a relaxing and thoroughly enjoyable couple of weeks making the most of the secluded quiet of this lovely house, excellent pool, extensive grounds and beautiful surrounding areas. For a family of 4 with two pre-teen girls, it was ideal with enough space for us all to enjoy and a pool that was warm. There was a well equipped games room and we loved the all weather badminton court. The local facilities were good with an excellent bakery.

Mas Saint-Martial has everything you could wish for included in the price and everything was clean and tidy on our arrival with a lovely welcome pack waiting for us.

Verteillac is only 10 minutes away and has some lovely little shops and the local area has excellent markets also. One of the best restaurants we found was Le Cours de Miracles in Verteillac which has beautiful food at a very reasonable price.

We received a really warm welcome from the owners, who live next door. They were always on hand if we needed anything, but very discreet also and gave us total privacy.

Burchell Family
Upon our arrival, we were greeted by the friendly owners. The pool was heated to a perfect temperature and the pool area was superbly secluded. The well kept gardens boasted pétanque, badminton and croquet, with numerous named specimen trees, which offered sought after shady spots and always a place to see those sought after sunsets. The setting is beautiful and peaceful, local shops in villages are a short drive away with larger towns containing hyper markets around 20 minutes drive away. All in all a great house, pool and garden well located for the local sights and scenery of the Dordogne.
