Fully renovated and restored to a very high standard, offering superb accommodation in the main farmhouse and lovely pigeonnier tower in an idyllic setting.

Located on the borders of the Lot and the Lot-et-Garonne, near Tournon d'Agenais (4 km) - one of the oldest bastide villages in the region with a range of local shops, restaurants and amenities.

The local Vin du Tsar, is within walking distance.
The nearest airports are Bergerac (50 minutes) and Toulouse (80 minutes).

The house has large, ground floor kitchen opening to an airy courtyard. and dining terrace. Formal dining room and family room with TV with UK satellite channels (including sports), Blu-Ray DVD and Wi-Fi internet. Wii box. Media system with iPods.

1st floor with further living room with a wood-burner and TV and a reading room with piano.

Three double or twin bedrooms, all with ensuite bathrooms.

Across the courtyard is the games barn with full size snooker table and table football and fully equipped summer kitchen.

Further games and available activities include volleyball/badminton, croquet, skittles, boules, darts, table tennis table.

Location

The property is situated in open countryside on the border of the Lot and the Lot-et-Garonne, near Tournon d'Agenais - one of the oldest bastide villages in the region and has a range of local shops, restaurants and amenities.

The local vineyard, Vin du Tsar, is within walking distance. The nearest airports are Bergerac (50 minutes) and Toulouse (80 minutes).

Nearest main towns: Fumel, Villeneuve-sur-Lot and Cahors - 10, 25 and 35 minutes.
Fumel has a good range of shops, supermarkets, restaurants and a cinema. Nearby Monsempron-Libos boasts one of the best weekly market in the area (Thursdays).

Tournon d'Agenais:
Pretty Royal bastide village from 1271 and on the route of Saint-Jacques-de-Compostelle with a lovely square and belfry tower, superb views, leisure lake, restaurants, small supermarket and seasonal market.

Montaigue-de-Quercy;
A compact town with good shopping and a Saturday morning market.

Villeneuve-sur-Lot;
A powerful bastide on the banks of the Lot River. Founded in 1264 it has preserved a large quantity of small streets and half-timbered buildings. Close by is a superb 18 hole golf course (many other golf courses in the area).

Penne-d'Agenais
Penn means hill crest in Celtic and this lovely restored 'arty' village once had a castle built by Richard Coeur de Lion and has an interesting basilica, lovely views over the Lot River, restaurants and many artisans.
