The house sits on a ½ acre plot with large lawned garden and exemplary exterior space: large covered dining terrace and further pool-side terrace with conservatory-style furniture and wood-burning stove under sail-canvas.

Private pool 10m x 5m with roman steps and sun terrace with loungers.

Quality interior with accommodation over three floors; ground floor with farmhouse kitchen, living dining room with beamed ceiling and exposed stone walls. TV with UK satellite channels.
Upstairs has three bedrooms (2 doubles and family room with 4 singles). Large family bathroom.

The property is situated in a small hamlet and is located 10 minutes from Montcuq and about 6 minutes from Montaigu de Quercy in the département of Lot adjacent to the Lot-et-Garonne and Tarn-et-Garonne.

Easy access to the many tourist sites of The Lot, Dordogne, Tarn-et-Garonne and Aveyron valley.

A feature of the Quercy region is that it enjoys a more Mediterranean climate than the Dordogne and the Northern Lot regions. The area has a beautiful and varied landscape ranging from forested hills and valleys to dramatic river cliffs and rolling farmland. It is known for its châteaux, fortified churches, its pre-historic caves and dozens of white limestone mediaeval villages and towns.

There is also a lake with sandy beach which is noted for its clean, safe swimming area. Other recreational activities are also available here such as boating, water sports, tennis, mini-golf and so on. It is a great place to bring a picnic.
